Whether you intend using your property solely for your own personal use of for letting out, you can take advantage of our services that take the stress out of owning a property in Spain. After all the whole point of the Spanish experience is to enjoy a stress free environment.

Owning a property anywhere can come with its share of problems but owning a property in a country other than where you live can bring its own particular difficulties. That’s why you need to know that you can rely on someone when you are not available to deal with what in other circumstances would be a minor irritation. Dealing with a water leak, having an electric supply connected or a telephone or digital TV system installed, being available for a tradesman or furniture delivery can all add up to a far from stress free environment unless you have someone who can deal with it on your behalf.

We can make your time spent away from your property free from worry and a guarantee that when you do come to stay in your Spanish home that you can enjoy it without giving up valuable leisure time to deal with the mundane.

Even if you only let friends and family use the property without formal letting conditions you will want to know that your guests will be able to enjoy their stay. You will want them to arrive to a clean property with the necessary beds made and towels ready for use. Hot water in the boiler on arrival but without the cost of unnecessarily using electricity every day it has stood empty can make a difference to you utility bill. An unchecked water leak can not only cause damage but can prove expensive in Spain where your use is metered.

Properties left closed without ventilation for months on end can result in damp mould and unwelcome odours when the front door is first opened. Grass and weeds left unchecked can spoil the appearance of your property and in the unfortunate event of a break-in, properties left unsecure can be targeted again and again.

Although we do not wish to paint a negative picture of owning a home in Spain, these minor irritations left unchecked will soon become serious problems.

Our management contract incorporates the following services covered by the annual fee:

* Weekly security checks -These allow us to ensure that your property is safe and secure. We also flush toilets, ventilate the property, attend to any minor problems and provide you with digital photographs in the event of any damage. We will also replace any faulty bulbs and batteries at an additional charge.

* On site agent in Spain - As key holders we will be available to give access to contractors to undertake any necessary works, installations or deliveries.

* We can recommend and obtain quotes for you to consider.

* We will be available to any guests during their stay should they encounter a problem or merely wish to ask a question.

* We will ensure that a bottle of drinking water will be available in the property prior to your or any guest arrival free of charge, provided we are given notice.

* Mail - We will collect mail from post boxes if applicable and forward to you for the cost of the postage only.

The annual management charge is €330 per year.

Additional Services

* Car Hire - We can arrange your car hire at competitive prices.

* Cleaning- We offer a cleaning and laundry service which is based on the size of the property. The charges are : 1 bed €44, 2 bed €55, 3 bed €66, 4 bed €77. For this we will launder all bed linen and towels. Sweep and mop all floors, clean bathrooms and kitchens including the cooker and oven, fridge and kitchen appliances, dust furniture, sweep and clean external terraces and balconies, make beds.

* Additional Cleaning can be provided e.g. window cleaning, fans, grills etc. at a rate of €10 per hour.

* Gardening - Depending on the work involved we either manage it in house, minimum charge €15, then €10 per hour thereafter or we contract in a gardening service.

* Golf - If you or your guests play golf, we can make tee reservations in advance of your arrival to avoid any disappointment.

* Steam Cleaning upholstery, rugs and beds - price on request

* Power Washing external areas €10 per hour

* Pool Cleaning and Specialist Gardening can be arranged. Quotes will be obtained upon request.

* If you chose to let your property out and we obtain a letting for you we will provide a welcome pack as part of our service free of charge.

A full management agreement will be provided for your consideration and signature should you decide to go ahead with us. This can be provided via e.mail or post if you would like to view its contents.
